We built Penguin Bean Coffee at Pali Naka, Bandra, from a bare shell with no power or water to a brand-ready cafe in 18 days. That's the standard we bring to every Bandra and BKC job.
Bandra and BKC are two different cafe markets sitting a few kilometres apart. Bandra is high-street, dense, and driven by footfall and street presence. BKC is a business district where a cafe has to work for office crowds, meetings and a faster daytime turnover. We've worked in both, and we design each cafe for the market it's actually in rather than applying one template to both.
Our clearest proof point sits right in this neighborhood. Penguin Bean Coffee at Pali Naka started as an aged bare-shell property with no electrical or water connections. The compact footprint ruled out standard fabrication and installation methods, and the primary signage had to go up at around 20 feet on a live high street. We built it end to end, infrastructure, interiors, furniture and signage, in 18 days.
Electrical and water systems built from zero, since the site had neither. Custom furniture and layout sequenced for a tight footprint where a standard build approach wouldn't have fit. High-level facade signage installed safely on a busy street with no disruption to neighbouring shops. One accountable team from measurement to handover, rather than separate vendors for civil work, interiors and signage. That's not a design case study we're quoting from a portfolio. It's the job we did, a short walk from most Bandra sites you're likely considering.
A Bandra cafe usually has to earn attention from the street before it earns a customer inside. Facade, signage visibility and how the counter reads from outside the glass all matter more here than in a mall unit tucked behind other stores. We plan the storefront and the interior as one decision, not two, so the cafe reads clearly whether someone's walking past on Hill Road, Waterfield Road or one of the quieter lanes around Pali Naka.
A cafe in BKC serves a different rhythm: a sharp breakfast and lunch peak tied to office hours, meetings that need a quiet corner, and a customer who values a fast, clean service line over lingering ambience. We size counters and seating around that peak-load pattern rather than an all-day flat curve, and we plan takeaway and quick-service flow separately from any seated area, since BKC customers often want one or the other, not both handled by the same queue.

Every cafe we quote goes against a clear bill of quantities before we cut anything, so you see real numbers, not a range that shifts once work starts. A lot of Bandra's high-street stock is older construction, sometimes with structural quirks, uneven services or facade restrictions tied to the building's age or the street's character. That was exactly the situation at Pali Naka: no working electrical or water lines, a compact and irregular footprint, and a facade that needed careful, high-level signage work without disturbing the building or the shops on either side. We plan for this kind of site condition as a default in Bandra, not as an exception, because it usually is the norm rather than the exception here.
