
We scope a retail kiosk by turning your brief into a bill of quantities, a line-by-line list of every material, finish and service, each with its own quantity and rate, backed by clear exclusions, payment milestones tied to production, and a phased build timeline. A kiosk quote should read like a parts list, not a guess. When you ask us to build a mall or airport kiosk, you don't get a single number in an email. You get a bill of quantities, line by line, showing what's built, how much of it, and what it costs. That's the only way both sides know exactly what's being paid for.
A lump sum figure hides decisions. It bundles the plywood carcass, the glass, the lighting and the labour into one round number, and if something changes later, neither side can point to what moved. A bill of quantities forces the opposite. Every material, every finish and every service gets its own line, its own quantity and its own rate. When we built two kiosks for Marwar Mojaris and Royal Aura inside Metro Junction Mall in Kalyan, the BOQ ran to ten separate line items per kiosk, from the plywood carcass and toughened glass shelving down to material wastage and mall handling. Nothing sat inside a vague "miscellaneous" line.
That discipline matters more once a brand has more than one site. A founder opening a single kiosk can live with a fuzzy quote. A brand rolling out five or ten of them cannot. A vague line item multiplied by ten stops being a rounding error and becomes a real budgeting problem.
Every proposal we send breaks the job into work packages, and each package maps straight to a section of the drawing. For a premium kiosk we built for Ajmal Perfumes at Nexus Seawoods Mall, the BOQ split into seven work packages.
Each package carries its own rate and quantity, usually measured in square metres of developed surface, running feet of lighting profile, or a lump sum for a defined scope like the electrical works. That's the level of detail a founder needs before signing a work order, not after handover, when it's too late to negotiate anything.
Every quote we send lists exclusions as clearly as inclusions. This heads off the argument that shows up two weeks before opening, when someone assumes a cost was covered and it wasn't. Standard exclusions across our kiosk jobs include GST, mall deposits and approval charges, main electrical supply and civil or flooring work at site, CCTV and POS hardware, and any change to approved dimensions or finishes after sign-off. If a mall demands after-hours or night-working charges, that gets billed separately too, because it isn't something we control.
Variations happen on almost every project. A client sees the mock-up and wants a different laminate. A mall's electrical inspector asks for an extra isolator. We don't fold that into the original number. It gets priced and approved in writing before we touch it, so the final invoice still matches the document both sides signed.
We stage payments against what's actually been built, not against arbitrary dates. On the Metro Junction Mall kiosks, the structure was 60% advance against the work order, 30% before dispatch of the fabricated units, and 10% after installation and handover. On the Ajmal kiosk, a larger and more finish-heavy build, it ran across four stages instead: 50% on work order, 25% once civil and MEP were complete, 15% on joinery and finishes, and the final 10% on handover. Neither schedule is arbitrary. Each milestone sits at a point where real value has already moved. Material has been committed and cut. A finished unit has left the factory. Or it's already installed and running in the mall.
The clock on a kiosk build starts once the drawing, materials and advance are locked, not from the first conversation. For a standard kiosk, that's usually two to three weeks from freeze to installed unit. The Ajmal kiosk, with its Corian top, backlit trays and bilingual signage, ran a seven-phase schedule of roughly three to four weeks: two to three days to freeze the design and sign off the electrical plan, three to four days for material procurement, eight to ten days of factory fabrication, four to five days of finishing, two to three days of electrical assembly and factory quality control, one day of transport, and one to two days on site for installation and commissioning.
