A cloud kitchen in Mumbai costs less to build than a full restaurant because there is no dining room, but the number is driven almost entirely by the engineering a dense delivery-only kitchen needs: exhaust sized for continuous cooking, power with backup, drainage for heavy wash-down, and kitchen equipment, which is usually the single largest line and scales with your brand count. Rent and deposit, licences and compliance, and early working capital complete the picture. The sections below break each driver down.
A cloud kitchen looks cheap on paper because there is no dining room to build. In practice, the cost sits almost entirely in the parts that make the kitchen work hard: exhaust, power, drainage and equipment. Here is what actually drives the number in Mumbai, and where founders tend to under-budget.
A delivery-only kitchen packs the equipment load of a full restaurant into a fraction of the floor area, often running two or three brands off one line. That density is the whole cost story: exhaust sized for continuous cooking, power with backup so the kitchen never goes dark, drainage built for heavy wash-down, and separate order-ready stations so tickets do not collide during a rush. Our cloud kitchen build service plans all of this as one compliant system.
Rent and deposit for a compact, well-located unit. Civil and MEP work: flooring, exhaust, electrical upgrades, plumbing and drainage. Kitchen equipment, which is usually the single largest line and scales with how many brands and menus you run. Licences and compliance. And working capital for staff, packaging and platform commissions in the early months.
| Cost driver | What it covers | Impact / note |
|---|---|---|
| Rent and deposit | A compact, well-located unit | varies |
| Civil and MEP work | Flooring, exhaust, electrical upgrades, plumbing and drainage | varies |
| Kitchen equipment | The cooking line and stations | Usually the single largest line, and it scales with how many brands and menus you run |
| Licences and compliance | FSSAI food licence, Shop and Establishment registration, and fire and health clearances | Shorter list than a full restaurant because there is no dine-in |
| Working capital | Staff, packaging and platform commissions in the early months | varies |
Three areas catch people out. First, the electrical upgrade, because a residential-grade connection rarely handles a commercial kitchen and the sanction upgrade takes both money and time. Second, exhaust and ventilation, which is not optional and cannot be retrofitted cheaply after an inspection. Third, backup power, because a delivery kitchen that goes dark during peak dinner hours loses its whole day. Building these in from day one is far cheaper than fixing them after a failed inspection.
An FSSAI food licence, a Shop and Establishment registration, and fire and health clearances. Because there is no dine-in, the licence list is shorter than a full restaurant, which is one of the format's genuine advantages.
Lock your menu and brand count before you design, because every extra brand adds equipment and station load. Choose a shell that already has adequate power and an exhaust route, so you are not paying to create infrastructure from scratch. And quote the whole job against a line-item BOQ so you can see exactly what each brand and each piece of equipment costs before you commit. Our fit-out team builds delivery kitchens against a locked BOQ.
Once the layout is frozen and the BOQ is signed, a compact cloud kitchen fit-out is faster than a full restaurant because there is no front-of-house work, but the electrical and exhaust are the pacing items. Plan for those, and the rest moves quickly.
Is a cloud kitchen really cheaper than a restaurant? The build is leaner because there is no dining room, but the kitchen density means the per-square-foot cost is high. It is cheaper overall, not cheap.
Can I run multiple brands from one kitchen? Yes, and most do. Just size the equipment, power and stations for the real brand count, not a hopeful one.
Tell us your brand count, your menu and your target area, and we will scope the build and give you a costed BOQ before you commit any capital. You can also validate the plan first with our project consulting.
