A cloud kitchen costs more to fit out per square foot than a cafe of the same size, and it's not because of tiling or paint. It's because a 400 sq ft cloud kitchen can carry the equipment load of a full restaurant kitchen, running multiple order tickets at once, with none of the dine-in space to spread that load across. We build both types out of our own 6000+ sq ft manufacturing unit in Powai, and the quotes look different for reasons that have nothing to do with how the place looks and everything to do with what's running inside the walls.

What does a cloud kitchen need that a cafe doesn't?

Walk into a cafe kitchen and you'll usually find one or two burners, a coffee machine, a fridge, and enough counter space to plate. A cloud kitchen packs in far more equipment per square foot because every station has to run independently, sometimes for more than one brand out of the same four walls. That equipment density changes almost everything downstream of it.

Exhaust and ventilation have to be sized for continuous high-heat cooking, not occasional frothing and grilling. Power capacity has to cover multiple appliances pulling load at the same time, plus a backup source, because a cloud kitchen with no dine-in has no fallback revenue if the kitchen goes dark for even an hour. Drainage has to handle a much higher volume of wash-down water and grease than a cafe ever produces. And if you're running two or three brands out of one kitchen, which is increasingly how these businesses are built, you need separate order-ready stations so tickets don't get mixed up during a rush. None of this is optional. It's the actual job.

Kitchen equipment is the single biggest line item, and it moves the most. A basic domestic-grade range and a commercial-grade one built for continuous service can be worlds apart in price, and that gap alone can swing your total budget more than any other decision you'll make. Once you know your equipment list, the electrical sizing follows it, and adding backup capacity so the kitchen doesn't stop mid-service costs real money, but going without it is a bigger risk for a business with no dine-in to fall back on. Exhaust and ventilation sized for your actual cooking load matters just as much: undersize it and you'll be fixing it later at a much higher cost than getting it right the first time. Civil and plumbing is where a bare shell and a former kitchen space start to look very different in cost. Interior finish, by contrast, matters far less here than for a cafe: with no customers walking in, finish spend should go toward durability and food safety, not aesthetics.

Bare shell or an existing kitchen: which costs more?

The single biggest variable we see clients underestimate isn't the brand of equipment, it's the state of the property.

We've done both. Penguin Bean Coffee in Bandra was about as bare as it gets, no electrical, no water, nothing to build on, and we took it to a fully operational cafe in 18 days. That job proved the timeline is possible even from zero. But it also proves the point in reverse: starting from nothing means paying for everything, and that cost sits entirely outside whatever number you might have seen quoted for a "similar size" kitchen that started from an existing setup.

Why does a cloud kitchen need a BOQ, not a per-sq-ft number?

Per-square-foot pricing works reasonably well for a retail fit-out where the big cost driver is finishes spread evenly across the floor area. It works badly for a kitchen. Two kitchens of the same size can carry completely different equipment specs, completely different brands, completely different capacities, and land at very different totals even though the floor plan looks identical on paper. A per-sqft number averages all of that away and hands you a figure that means almost nothing for your specific setup.

That's why every job we take on gets quoted against a clear Bill of Quantities before any work starts. Every piece of equipment, every metre of ducting, every electrical point is itemised so you know exactly what you're paying for and why, instead of working backward from a round number someone quoted you over the phone. We can't hand you a fixed rupee-per-square-foot figure for a cloud kitchen because, honestly, nobody credible can. What we can do is walk your brief through a BOQ and give you a real number, typically within a broad planning range once we understand your equipment list, your brand count, and the state of your shell.

How is compliance handled in a cloud kitchen build?

A cloud kitchen has to work with proper exhaust extraction, fire safety measures, and food-safety-ready surfaces from the day it's designed, not bolted on after the fact once an inspector flags something. Retrofitting compliance into a kitchen that's already built almost always costs more than designing for it up front, and it usually means tearing into finished work to do it. Because our design, civil, MEP, fabrication, and installation teams all sit under one roof, compliance requirements get built into the drawings from day one instead of being handled as an afterthought by a separate contractor who wasn't in the room for the original design conversation. Everything has to be right the first time, because there's no slack in an airport build for reworking exhaust or electrical after the fact.
